If you are considering a move or relocation to Hampton Roads or the Virginia Beach area, we encourage you to look at the popular community of Courthouse Estates. This unique community sits just south of downtown and south of the Virginia Beach National Golf Club between N. Landing Rd. and Indian River Rd. It's a unique community that has access from both directions but is primarily a non-through street community, which means that the only traffic on the roads is likely to be locals.
The layout is also unique in that the main road of Currituck Dr completely circles the community with offshoot cul-de-sacs and smaller communities outlying in a shamrock type of pattern, yet with many more than simply three or four enclaves. In between these neighborhoods are small, narrow, rectangular shape man-made lakes or ponds creating a few waterfront properties throughout the community. Although they are not large, they are perfect for simply throwing a canoe or small rowboat in the water and paddling your way from one into the other.
The Type of Homes in Courthouse Estates
Most of the homes were built between 1994 and 1999. These are not cookie-cutter homes either. Every home is slightly unique with one and two-story floor plans, two and three-car garages, but primarily 3 to 5 bedrooms, 2 to 4 bathrooms, and in sizes between 2000 ft.² and 3000 ft.². Entity given time there's about 5 to 6 properties for sale but Courthouse Estates is a very popular neighborhood and properties typically don't last long, which means that home values regularly increase each year.
Many homes that are currently on the market have seen numerous upgrades and updates such as new roofs, new flooring, updated cabinetry and counters, new appliances, and bathroom and kitchen features. As of the publishing of this post, there were three properties for sale in Courthouse Estates price from $380,000-$470,000.
On the lower end of that spectrum is a four-bedroom and two bath home with 2100 ft.² of living space, large windows, vaulted ceilings, pond access, family rooms, master suite with walk-in closet, dual vanities, a jetted tub, and separate shower.
On the higher end of the spectrum is a $470,000 five-bedroom, three-bath home, with 2900 ft.² and a backyard swimming pool. Yes, many homes have their own backyard swimming pool although not all. Also, due to the age of the community, many homes have completely fenced off backyards offering privacy and security.
Courthouse Estates Homeowner Association
When you purchase a home in Courthouse Estates you are automatically part of the homeowner Association. Homeowners are required to pay between $50 and $80 a month for common area maintenance, management, and security. Amenities for on-site condominiums and townhouses in Courthouse Estates are on the higher end and include cable, grounds maintenance, water, and trash pickup. Residents also have the use of the fitness center.
Courthouse Estates Schools
Residents of Courthouse Estates are part of the Virginia Beach City Public School system and our zone for the North Landing elementary school, the Landstown middle school, and the Kellum high school. Residents can also attend the camps landing magnet school for grades 2 through 8, which receives a 10 out of 10 score from great schools.org. The elementary school, practically within the community itself also receives a score of 10. The middle school is about 2 1/2 miles away and the Kellum high school is 1.5 miles away. All of the schools actually have great ratings, making Courthouse Estates even more desirable for families and those with school-age children.
Services and Amenities
Less than a mile away from the entrance to Courthouse Estates is the business center of Princess Anne. Here you'll find the Virginia Beach Sheriff's office, banks, restaurants, Waffle House, markets, the post office, and other amenities and services. Downtown Virginia Beach is about 15 to 20 minutes north and the beaches are no more than about 20 minutes.
